Long Distance Moves: What You Should Know Before Moving to the Northeast

Living in the Northeast provides you with the beauty, diversity and character of all four seasons. With crisp autumn apple-picking weather, regular snow fall in winter, unpredictable spring showers and summer heat, the Northeast can hold surprises for anyone making a long distance move. While scenic countryside, snowy mountains, clear lakes and quaint New England towns make the move worth it, it’s important to choose a home prepared for the elements. Use this moving checklist when applying for mortgage loans and touring homes so you know what to look for when relocating.

  1. Obtain a pre-approval for a mortgage loan. Before you begin looking for a home, you need to know what you can afford. Applying for a pre-approval on a home loan will give you the assurance you need to set your price and convince buyers you’re serious. Plus, when you’re making a long distance move, you’re usually on a tighter timeline. Having a home loan pre-approved can speed up the closing process. Work with a lender who operates in and understands the housing market in the Northeast to make this process go smoothly.
  2. Find a real estate agent with an extensive knowledge of the area. Your agent should be able to help you compare school districts, understand property taxes, point out building restrictions, and focus on your needs when choosing a home. He or she will be your advocate when you can’t be there in person, so it’s even more important to trust your agent when making a long distance move.
  3. Understand the demands of wells and septic systems if you’re looking at rural homes. One of the wonderful aspects of the Northeast is the rolling countryside, but this also means you are less likely to be connected to city water and sewer systems. If you are looking at homes with wells and septic systems, have the well water tested, and make sure the yard is leached properly. Consider the fact that you will need to maintain these systems throughout your home ownership.
  4. Tour homes with climate concerns in mind. The heavy snows and spring melts in the Northeast mean different structural considerations when looking for a home. You should always get a thorough home inspection, but you should also keep these common concerns in mind:

Roof structure. Make sure the roof can handle the weight of snow and ice. Find out when it was last repaired or replaced and why. Check the attic for proper ventilation and any signs of leaks or mold. You may be able to see evidence of leaks in the ceiling or down the walls. When it comes to maintaining a home in this climate, you can purchase snow melt devices to alleviate the stress and keep your roof in good condition.

Basement. Make sure the basement is properly waterproofed to guard against leaks. Leaks can cause serious damage to the foundation and – if furnished – your belongings as well. Homes in the Northeast should have proper drainage systems installed to divert spring runoff away from the house.

Proper insulation. Make sure the homes you’re looking at are properly insulated and have energy efficient doors and windows to keep out the winter chill and summer heat. Examine the heating and cooling system as well to make sure it’s modern and running properly.

Driveway. Keep in mind the length, slope and condition of driveways when planning a long distance move. Long driveways provide desired privacy, but snows in the Northeast can drop up to two feet overnight. You should choose a driveway you can handle with a shovel, purchase a snow blower or consider whether it’s worth it to pay someone to shovel or plow. Keep in mind, if there is a sidewalk in front of the house, it will likely be your responsibility to clear that as well.

Prepare for your relocation with a moving checklist

From historic colonials to new suburban developments, homes in the Northeast are full of charm and desirable for young families. After you’ve found the perfect home, work with your lender to finalize your mortgage loan and close on the home. As for the move itself, you’ll find that professional long distance movers can really help ease the process. Finally, customize a moving checklist to make sure you have everything you need when it’s time for your long distance move.
